Compensation and conflict of interest

The principal of this site holds interests in real estate brokerage, mortgage brokerage, design and buildout, and property management businesses, any of which may be engaged and compensated for services in connection with a property. Offering several services that a single buyer might purchase together is a conflict of interest. It is handled by disclosing every fee in writing before any commitment, benchmarking fees against outside bids, contracting each service separately so that declining one does not affect the others, and making every engagement terminable on notice.

No fee is charged for introductions, for access to the interest list, for attending events, or for the formation of any ownership group, and no ownership interest in any client's property is taken as compensation. Compensation is for services actually performed and is never calculated by reference to the amount of capital any person or group raises or contributes.

Licensing

A real estate license does not authorise the offer or sale of securities. Where any transaction involves securities, it would be conducted under the supervision of qualified securities counsel and through appropriately registered or exempt persons.
